Building a custom home takes time and money. And while you’ve likely already started budgeting for your custom-built home, you might not be aware of some typical costs associated with the build.

Many of these costs are already included in your contract when you choose to build a custom home with Maykus Homes. However, what happens if you get halfway through the building process and you suddenly change your mind about a specific design feature or layout?

Building your dream home doesn’t have to be a stressful experience or one that’s full of hidden costs. At Maykus Homes, we value communication and want to ensure you feel comfortable during every stage of the building process. Read on to learn more about the costs associated with a new home build, and of course, feel free to contact our team if you have any questions about our process!

Land Prep & Landscaping

A significant cost of building a custom-built home in Texas is the cost of land. The state’s sheer size means there is plenty of pristine land to buy and build on, and many custom home builders do just that. It’s certainly an excellent option if you’re looking to build.

However, preparing a parcel of land for construction takes substantial time and effort. When you choose to build with Maykus Homes, our team works hard to prep the lot for your future custom home. Prep work might include removing trees, root removal, and clearing vegetation to allow the construction team to work without hassle.

Additionally, suppose you’re looking to add specific landscaping features. In that case, this can sometimes add to the project total, but our team always reviews this in detail with all of our clients before beginning the building process.

Moving

It might seem unrelated but don’t forget to factor in the cost of moving from your old house when planning out the total cost of your custom-built home. Items like renting a Uhaul or hiring a moving company can add to your cost. This is especially true if you’re moving from out of state or even from a different city within the state. It can be easy to become so focused on the building process that you forget what it will take to actually move into your new house. If budget is a concern, consider moving without the help of a moving company to save funds.

Assessments, Paper Work & Impact Fees

Your local area might require specific assessments, fees, or licenses for certain aspects of your build. Our team is experienced in this area, and we take the time to ensure that all the proper fees, assessments, and licenses are handled. Depending on your specific area and needs, you might need:

Construction Clean-Up

Our team takes care of construction clean-up for all of our customers, but it definitely does not come without cost. Depending on the scope of the construction project, clean-up could be relatively simple or quite complex, and things such as dumpsters, custom trash clean-up, and other related expenses could be required. When you choose to build with Maykus Homes, you won’t have to worry about the added costs of construction clean-up, but it’s still important to be aware of the expenses associated with the process.

Change Orders

While we do our best to scope out the building project at the very beginning, sometimes things change, and you may want to add something to your new home that wasn’t included in the initial plan. It happens more often than you might think, and typically, we can accommodate these changes. If you find yourself in this situation, you can request a change order.

A change order is essentially an amendment to your original contract, including the upgrade or new addition you’d like to add to your custom home. Our team will review this with you and ensure everyone is on the same page before moving forward with the building process after submitting a change order.
